"Subject To" Real Estate Deals Explained

"Subject To" real estate financing is fairly new on the real estate investing scene, mainly because many investors don't know what it is. "Subject To" financing actually can be a win-win situation for both the seller and the buyer/investor if both parties understand their obligations to one another. The seller usually gets to sell his/her property at the asking price which was originally sought, and the buyer/investor usually gets the property with very little money down, if any, while not having to qualify for any bank loans. We know, that traditional real estate investing is mainly about buying low and selling high, and making a profit from that difference, usually over time. There's absolutely no secret to that. While doing it this way, of course, you would incur all the paperwork and everything else that goes along with buying and selling a home like paying all the transaction fees that are involved like commissions, closing costs, title, recording fees and of course your time. On an average, the whole process usually takes a month and a half up to six months depending on the situation. Creative financing, or "other than" traditional and/or conventional real estate investing, is basically working out an agreement that is fair both the seller and the buyer, without using banks or mortgage brokers. By incorporating this type of financing, the sellers can sell their property for the price they want, and in a timely fashion. The buyer/investor can create an environment for him/her to profit in some manner over a period of time. By leaving out the usual suspects like title companies, real estate agents and loan officers, both parties stand to make the transaction more profitable for the buyer/investor and more cost effective for the sellers. Specifically this can be real profitable for the real estate investor because in any type of investing, and especially in real estate, it's about leverage. The leverage is what makes creative financing a powerful, profit-making tool for those looking to start a real estate investing business. The leverage is usually represented by how much money you put into a certain investment, and how much you make from that amount over time. "Subject To" deals make your leverage extremely high, since most of the time you place a small amount of cash, for usually a much lager return. Let's go over a sample situation which would create an ideal environment for a "Subject To" agreement. Debbie and Joe Blume bought their house five years ago for a $100,000 dollars. After 5 years, they now owe about $95,000 dollars, while their house is appraised for $160,000 dollars. Both Debbie and Joe have accumulated a credit card debt of about $20,000 dollars since that time, and of course, the interest on that debt is much larger than they really care to have. Joe and Debbie take out a second mortgage to pay off their credit card debt, take a vacation and buy a new car. With their second mortgage, they do all those things and have about $10,000 leftover, after everything is done. After 7 short months, most of that $10,000 is gone also. Shortly after this, Joe receives an offer within his company for a higher paying position, but in a different State. Joe and Debbie talk it over, and decide to take the offer and move out of State. Of course, deciding to do that, they must now sell their beautiful home. Like so many of us, when we look to sell our house, we think logically and talk to a real estate agent. The agent informs them that there is little to no equity left in the house, and tells the Blume's that they will have to pay the agent's commissions out of pocket. Of course, Joe and Debbie can't do that, because they ran out of money and are basically living paycheck to paycheck until the new job starts. Joe starts to worry a bit, because he needs to get to his new job out of State, within 14 days, and Joe and Debbie would like to spend a few days off together before going to his new job. Joe starts to think and remembers a "We Buy Houses" sign down the street from their home and runs down and calls the number on his cell phone. After talking with the investor, Joe finds out that the investor isn't will to pay more than $120,000 for the house. Hearing that, Joe is mad and upset that such a person can come in with such a low and insulting offer. Besides Joe couldn't do that deal anyway because the second mortgage they took out last year, places their debt just about what the house is worth. Getting worried and running out of time, Joe places an ad in the local newspaper advertising the house as a "For Sale By Owner". Mostly everyone is trying to low ball him except for one guy who said "he will offer the asking price, so long as he can see the place first". Feeling excited and curious at the same time, Joe invites the man over. A couple of hours later, Brad comes over and tells Joe that he is the one who called about the house. Brad tells Joe to explain to him a little about the house and his situation. Joe spills his guts and describes his dilemma to Brad. After Joe finishes his story about his situation, Brad tells Joe that he thinks he can still offer the asking price and if Joe was still interested in selling? But before they start agreeing any further, Brad says, that as an investor, that his primary motivation to make a profit on the house. Joe and Debbie understand that, so long as their asking price is met and the house is sold quickly. Brad continues and tells both Joe and Debbie that because of his need to make a profit, he needs to offer an agreement which will satisfy both their needs. Brad continues and says "That offer is what's called a Subject To" offer. Of course bewildered and confused, Debbie and Joe ask what kind of program is that. Brad simply states, that it's a program that suspends both their money for the house and his profit on the house for 2 years, while Brad takes over the payments. Not fully understanding, Joe continues to listen to Brad's offer. Here's what it entails: >keep the current mortgage in place for 2 years, at which time the house will be sold, and Joe's originally asking price will be met, plus 5% of whatever profit is made by Brad >escrow account is setup and paid by Brad to ensure full integrity of his contractual agreement with Joe and Debbie >property is claimed over to Brad which obligates Brad to continue making the existing payments to the escrow account. The deed will stay in the attorney's presence until the deal is fully obligated by Brad in 2 years >relieves Joe and Debbie of the monthly debt for the mortgage payment so they can move on with their life >Brad offers to pay closing cost and 2 months of mortgage payments to the escrow account to solidify his offer and his intentions to make good on the contract After discussing the deal with each other and realizing that their options and time are running low, both Joe and Debbie agree with Brad over the details and sign over the deed to Brad via the attorney. Brad then quickly rents out the house to cover the mortgage payments and manages the house as a rental. Two years later, Brad sells the house for $210,000 and pays $160,000 dollars to Joe and Debbie's mortgage company, plus sends Joe and Debbie a check for %5 of the $50,000 dollar profits, which is $2,500. Everybody wins!

Aerial Photography

Viewing photographs which are taken from a good, unique point of view is one of the most fascinating things in the world of photography. This is what we refer to as aerial photography.
Origins
Aerial photography is formally defined as photograph taking from an overhead viewpoint by using cameras that are mounted on an airborne tool such as a balloon, an aircraft, a kite, a skydiver and other similar tools. The art of aerial photography was first developed by Nadar, a French airman back in 1858. During the Second World War, aerial photography found a niche in military operations. Aerial photographs were used in spying and in the assessment of the battle ground. These photographs provided updated and realistic impressions of the topography and current situation in a certain area.
Uses of Aerial Photographs
There are many conceived and actual uses for pictures which are taken from above. Aerial photographs are actually used in the construction of topographic maps, in cartography, planning land use, archeology, production of movies, espionage, environmental studies, commercial advertising and in other fields.
The use of technology has also crawled into the field of aerial photography. Advances in radio technology has allowed for the use of aircraft models which are controlled by radio in the conduct of low-altitude photography. This is mainly used in advertising for the real estate business. This is because manned aircrafts are not allowed to fly low altitudes in populated locations. This task can be done by these radio-controlled aircraft models and they do the job very well.
Public Domain
Aerial photographs are considered public domain, because the pictures are taken from aerial views which are considered public places.
There are many ways to view aerial photographs on-line. One of the most popular ones is the Google Earth by Google. Google Earth provides satellite imagery as well as aerial photos of the planet. You can actually use the service to be able to search for different places in a certain area such as parks, restaurants, schools and hotels. It can also be used to be able to track down the best routes for reaching a certain location. You can also view the aerial photographs in different angles by tilting and rotating them.
These are some basic things about aerial photography. If you are interested in learning more about this topic, you can browse through some basic materials at the local library or use the Internet to get more information about it.

Virtual Assistant Home Business Tips

One of the fastest growing home business today is the virtual home business. In fact, surveys show that the regular permanent virtual assistant in the United States is earning almost $40,000 in a year. With the flexibility, dependability, and convenience that virtual assistants bring to their clients, you can definitely earn more than what you can obtain in your present job.
Virtual assistants refer to people who work for businesses on a temporary basis. Most of the clients of virtual assistant home business are in the Internet.
The processing of the tasks are being done distantly. Usually, most businesses would rather hire virtual assistants to do most of their administrative and clerical jobs like encoding, transcription, mass mailings, and correspondence.
Virtual home businesses do not maintain offices, hence, they will charge less than employing staffs to do the job. This is because most virtual assistants do their businesses at home.
However, not all virtual assistant businesses are created equal. Therefore, not all of them may appear easy as they sound.
Here are some virtual assistant home business tips to help you in establishing your own home business:
1. Focus on your income-generating potential
It is best that you focus more on strategies and techniques that will let you earn the money that you need. Do not spend so much time doing clerical jobs. Try to expand your capabilities and hone your skills. Keep in mind that an expert virtual assistant knows how to impart sovereignty to manage their business more efficiently.
2. Be creative
Do not depend on the usual types of clients that other virtual assistants engaged into. Being resourceful is the ultimate key to success in this kind of business. You have to think of other services that you can provide to different businesses.
3. Incorporate a good marketing strategy
Like any business, it is important that you have a good marketing strategy. You should know how to market your services, otherwise, you will not be able to earn the profits that you want.
Be on the lookout for more innovative styles on how to obtain high-paying clients. This will not only facilitate your growth but you can absolutely earn more money.
Even if virtual assistant businesses can eat up much of your time, the profits are enough to compensate all of your hard work. Just remember to always have a goal to keep you in focus.

Co-Registrations

Everyone agrees, Co-Registrations are one of the best ways to build large opt-in e-mail lists in a very short time. Yet still, 99% of webmasters aren't taking advantage of them, and it's no surprise... why?
Not everyone has enough programming skills to integrate co-registrations into their site, as it often involves learning how the used scripts work and then creating routines to handle the co-registration process. Certainly not possible for the average webmaster.
Another option would be to hire a programmer to do the work for you, but with the average programming fees, you could expect to pay from one hundred, to several hundred dollars just for adding co-registrations to one of your forms.
So I thought... "There should be a way for the average Joe webmaster to add co-registrations to his forms without having to learn complicated programming languages, or having to pay someone else outrageous amounts of money"... and that's how I came up with...

Home Business and Outsourcing

If you listen to the business news a lot, then you may have encountered the term “outsourcing.” This refers to companies who turn to offshore skilled workers to do work for them. This can save companies money, since they spend little on labor cost, and pay workers only for the work produced.
There are different outsourcing companies, and believe it or not, you can work for them. Whether the companies are based in Europe, Asia, or America, you can communicate with the company via email, get paid via check or money transfer, and earn money by using your home computer. With an Internet connection and your desire to fill up your bank account, you just might succeed.
What kinds of workers are outsourcing companies looking for? What jobs are open?
• If you are skilled at computers, you can serve as an online tutor, or a help desk representative if users inquire about troubleshooting techniques.
• If you are well versed in medical terminology, doctors and veterinarians need medical transcriptionists to help them update their records.
• If you can conduct excellent online searches, you can be hired as an investigator (or background checker) or a part-time researcher.
• If you are willing to stay up and answer phone calls, then you can be part of a call center by working from home. You can be asked to give directions to callers by consulting an online map, or you can even be asked to provide phone numbers or addresses of people living on the other side of the globe!
• If you are a skilled writer, then there are thousands of freelance jobs available, as well as companies looking for ghostwriters for their sites. If you don’t care about articles not carrying your byline, then you can work by writing from home.
If you’ve selected an outsourcing job, then take note of the following survival tips.
• Conduct a thorough search of companies through online search engines. Do a background check on them; and, if you can join forums, find one where people talk about their experiences with outsourcing companies.
• Be clear about how you want to be paid, and be sure that companies have insurance for misdirected checks.
• Don’t overdo your work – unless you have a deadline, don’t stress yourself out. Health always comes first.
Outsourcing not only allows you to work with people from other countries, but it can allow you to earn money from home. As long as you use your skills and know what you are good at, then you can certainly relax, get money, and still stay home.

How to Start a Photography Business

Do you love taking pictures? Are you considering making some money out of it? Starting a business out of photography is relatively easy, as long as you have the right equipment.
You can start a photography business with only a few bucks, or possibly nothing at all if you already have the right camera equipment. You can even start your business in the comforts of your own home.
You can probably find a small space in your house or a room dedicated for your business. That will serve as your “office” space.
With the advent of digital SLR (single-lens reflex) cameras, you don't even need a dark room to develop the pictures you have taken. All you need is a personal computer with above average specifications and photo editing software such as Adobe Photoshop.
If you want to make your hobby a business, you should not only have your basic camera unit but the additional equipment as well. Of course, you would want your pictures to stand out and be more appealing to potential clients. You would need different zoom lenses and camera filters to make your shots clear, sharp and even have some special effects.
Starting with a few of them will do, then just gradually increase them as your business progresses. You don't even have to make this a full time business right away, especially if you don't have a client base yet. Doing this part time would be sufficient enough while in the start up stage.
Even if you only do this on your free time, make sure you are still dedicated and serious. You won't be able to get enough clients to sustain yourself if you don’t take this business seriously.
Since you are going to make this engrossing hobby a business, there will be some legality that you need to take care of. First, you need to have your business registered and have a name and logo to be able to operate legally. Once registered, you can issue receipts and file taxes for your business.
Also, it would be good to write a business plan. Having one will help you identify your goal for your business and keep focused with this goal. This way, you will know if the business that you start up is worth all your time and effort.
With your business plan, you can also define the different strategies that you can do to make your business more profitable. You can change the business plan from time to time as needed. Having a business plan will surely help your business increase earnings, as well as help you to find ways in financing your business.
Your business plan should include your business’ objectives. This is important because it will help you stay in focus on how you want your business to turn out in the long run. It should also include a marketing plan, how you intend to advertise and market your services to get customers. Also, the price you intend to charge on your services should be included. You may want to change this as your business grows.
With regard to marketing your services, who else can help you better than your relatives and friends. At first, you may want to volunteer your services for free for birthdays and other occasions of your relatives and close friends. For sure, once they have seen your good shots, they will recommend you to their own circle of friends and colleagues.
And it will go on and on until you realize that you are now having difficulty arranging your schedule because of so many appointments. Of course, doing some marketing and advertising techniques would help. You can probably give away flyers or brochures to your neighbors. Or maybe post an ad in your local newspaper.
There are many ways to gain clients. Many people now consider photographs as a very important part in special occasions. Companies also rely on good photos to market their products.
Starting a photography business may be easy to do but it should be taken seriously. For anyone who wants to make serious money, dedication is important. You should also be responsible for all your actions. After all, wouldn’t it be nice to earn decent income with something you love doing?

Here are some ways to provide that much needed leverage for your home-based business.
Leverage your business with your time.
Find a home-based business that allows you to invest your time, instead of large amounts of money, on the venture. A home-business idea that requires you to use your free time as capital along with a small monetary investment is one that’s less risky but has lots of potential for providing you with generous earnings.
Also, make sure that the home-based business you decide to start not only allows you to leverage your time, but more importantly, it should leverage your time wisely. This refers to you investing a small amount of time but reaping large rewards.
Leverage your business with your money.
Just because you don’t have a lot of it doesn’t mean you can’t use the little that you have to provide you with huge, generous returns, and you can do so by finding a home business that allows you to leverage your money. By leveraging the little capital that you have in a home business, you may be able to earn maximum returns with minimal investment.
So before venturing into a particular home business, study your options carefully. Research the industries available and determine the most lucrative one, and consider venturing into that.
Leverage your business with hard work.
Don’t be tempted by “get rich fast” proposals – often they’re risky and will only leave you with less than you had when you first ventured into them. Appreciate the value of hard work and make sure that you put a lot of it in your business, because with good quality comes excellence, and excellence pays.
Finally, venturing into a home-based business should be a fulfilling experience not only with regard to the financial aspect. Remember to have fun and constantly be passionate about your business. Problems will come constantly but with the right attitude, you’ll be more likely to make it through as a success than a failure.
